2

Reviewed & verified

We review and verify your application, then contact you to schedule a showing of the home.

3

Tour the home & screening

If you like the unit, we run a screening β€” a credit and background check β€” to move toward approval.

Once approved, we'll send your lease and move-in details.

Application & screening fees: The initial application is free. If you'd like the home, we run a credit and background check. You pay nothing for the screening if you are not approved. If you are approved, the screening cost is simply added to your lease-signing costs.
Before you start, have ready: photo ID, proof of income (recent pay stubs or offer letter), and your rental history for the past 2–3 years.

Tenant Safety & Home Education Center

Keeping your home and family safe is a partnership. This page gives every single-family and duplex resident the essentials on common home hazards β€” plus trusted articles and videos from the CDC, EPA, NFPA, DTE Energy, the American Red Cross, and more.

In any emergency, call 911 first. For a suspected natural gas leak, leave the home immediately and then call DTE Energy at 800-947-5000. For maintenance emergencies, call MRA at (313) 405-9015.
🟣

Carbon Monoxide (CO) β€” "The Silent Killer"

Carbon monoxide is an odorless, colorless gas from furnaces, water heaters, stoves, fireplaces, and generators. You can't see or smell it, so a working CO alarm is essential.

Warning signs of CO poisoning

HeadacheDizzinessWeaknessNausea / vomitingConfusionChest pain

What to do

Install CO alarms on every level & near bedroomsTest alarms monthlyNever run a generator or car in an attached garageIf an alarm sounds, get outside & call 911
Tenant tip: If your CO alarm is missing, chirping, or expired, contact MRA right away β€” do not remove the batteries.

πŸ”₯

Natural Gas Leaks

Natural gas is given a "rotten egg" smell so you can detect leaks. A leak can cause fire or explosion, so treat any gas odor as an emergency.

Signs of a gas leak

Rotten-egg / sulfur smellHissing or blowing soundDirt blowing from the groundDead vegetation near a gas line
If you smell gas: Leave immediately β€” open a door on your way out. Do not flip light switches, use phones, light a match, or start anything electrical. Once safely outside and away, call 911, then your gas utility (24/7): DTE Energy 800-947-5000, Consumers Energy 800-477-5050, or Michigan Gas Utilities 800-401-6451. Do not go back in until the utility says it's safe.

🦠

Mold & Moisture

Mold grows wherever there is excess moisture. The key to controlling mold is controlling moisture. Reporting leaks early prevents bigger problems.

Prevent mold in your home

Keep indoor humidity 30–50%Run the bathroom fan when showeringUse the kitchen exhaust fan when cookingDry any spill or leak within 24–48 hoursReport leaks & drips to MRA promptly
Tenant tip: Small surface mold can often be cleaned with soap and water. For anything larger than about 10 sq ft, or recurring mold, submit a maintenance request so we can fix the moisture source.

Water Damage & Frozen Pipes

A burst pipe or unnoticed leak can cause thousands of dollars of damage fast. Knowing where your main water shut-off is β€” before you need it β€” is one of the most important things a tenant can do.

Protect your home

Know where the main water shut-off valve isIn winter, let faucets drip on very cold nightsOpen cabinet doors to warm pipes on exterior wallsKeep heat at 55Β°F+ when awayReport any leak, drip, or water stain immediately
If a pipe bursts: Shut off the main water valve, then call MRA at (313) 405-9015. If water is near electrical outlets or the panel, stay clear and call 911.

🚨

Fire Safety & Escape Planning

Working smoke alarms cut the risk of dying in a home fire roughly in half. Every household should have working alarms and a practiced escape plan with two ways out of every room.

Fire safety essentials

Test smoke alarms monthlyKnow two ways out of every roomPick an outside meeting spotNever leave cooking unattendedKeep space heaters 3 ft from anything that burns
Grease fire? Never use water. Turn off the burner and slide a metal lid over the pan to smother it. If it grows, get out and call 911.

⚑

Electrical Safety

Electrical failures cause tens of thousands of home fires each year. Most are preventable by avoiding overloaded outlets and worn cords.

Stay safe

Plug heat-producing appliances directly into the wallDon't run cords under rugs or across doorwaysReplace damaged or frayed cordsUse GFCI outlets near waterDon't overload power strips

Lead Paint & Lead Exposure

Homes built before 1978 may contain lead-based paint. Lead is especially harmful to young children and pregnant women, and the main way families are exposed is through old paint that is chipping, peeling, or creating dust. Knowing what to watch for protects your family.

What every tenant should know

Keep painted surfaces clean & in good conditionWipe up paint chips & dust with a damp clothWash children's hands, toys & bottles oftenNever dry-sand or scrape old paint yourselfReport peeling or chipping paint to MRA right away
Tenant tip: Federal law requires landlords to share any known lead information before you sign a lease. If you see peeling or chipping paint, submit a maintenance request β€” do not try to remove old paint yourself, as that can spread lead dust.

🚰

Preventing Drain & Sewer Blockages

Most clogged drains and sewer backups are preventable. The wrong materials β€” especially wet wipes and grease β€” are the leading cause of blockages, backups, and water damage.

Keep drains clear

Scrape food scraps into the trash, not the sinkPour cooled grease/oil into a container & trash itUse sink & tub strainers to catch hair and foodFlush only toilet paper β€” nothing elseRun hot water after using the kitchen sink

Never put down a drain or toilet

Wet wipes (even "flushable")Paper towelsGrease & cooking oilDiapers / hygiene productsCoffee grounds & eggshellsRags & other wet materials
Important: Wipes labeled "flushable" do not break down and are a top cause of blockages β€” always put wet wipes and similar materials in the trash. If a drain is slow or starting to back up, submit a maintenance request early, before it becomes a flood.
